We opened all seven and checked what is on them today. Here is what we found, and the plan for each one.
Sites linking in counts the other websites that link to that domain. It is the number an SEO tool puts on a screen. We opened them to see what they actually are, because the number on its own says nothing.
Authority is a 0 to 100 score for how much weight a domain carries, worked out from who links to it. Your main site is 37. Everything else is single digits.
Two words in the last column. A real link comes from a website a person runs, that chose to mention you. An automatic link comes from a site that publishes a page for every web address it finds. The next slide shows how we told them apart.
| Domain | What is on it today | Authority 0 to 100 | Sites linking in | Visitors a month | What that means |
|---|---|---|---|---|---|
| reversemortgagerevolution.com | Real site | 37 | 198 | 30 | Your main site, and the only one with real links behind it. |
| heromortgageloan.com | Real site | 13 | 77 | 0 | A real site, 4,735 words, phone number and social links. Nobody finds it. Six real links. |
| consumerreversemortgage.guide | Book in a frame | 4 | 56 | 0 | Holds your 128 page guide, inside a frame on fliphtml5.com. 56 sites link here. One is real. |
| seniorflexloan.com | Jumps to Wix | 8 | 27 | 0 | Forwards to a Wix address. Every link we checked is automatic. |
| reversemortgage.video | Jumps to YouTube | 3 | 22 | 0 | Forwards to your channel, Reverse Mortgage Education by Kevin Guttman. One real link. |
| reversemortgagebook.info | Jumps to Amazon | 1 | 16 | 0 | Forwards to your Amazon author store. Every link we checked is automatic. |
| reversemortgage.agency | Book in a frame | 0 | 9 | 0 | A second flipbook, "Reverse Mortgage Info", same setup. All nine links automatic. |
| The five that are not working | 130 | 0 | Two are real. Every other one we checked is automatic. |
Authority and link data from SE Ranking, 10 September 2026. Every linking site was then opened and read.
Three of them forward somewhere else. seniorflexloan.com goes to kguttman.wixsite.com, reversemortgage.video goes to YouTube, reversemortgagebook.info goes to Amazon. Whatever those visitors do next happens on somebody else's website, and none of it comes back to you.
The keyword is best reverse mortgage companies. 1,900 searches a month at $108.93 a click.
That domain already holds your work. Reverse Mortgage Guide, Kevin Guttman, 128 pages. It is displayed inside a frame that lives on fliphtml5.com, so your address carries none of it and a search engine reads nothing there.
104 different websites link to your seven domains. Three checks separate the ones worth having from the rest.
Your seven domains cover different subjects and are not connected to each other in public. A website with an editorial reason to link would have a reason for one of them. 24 of the 104 link to four or more. Three link to all seven.
We loaded them. The automatic ones run from 15 to 438 words and most are a list of unrelated web addresses. The real ones run into the thousands and have a phone number on them.
A link can carry a tag telling search engines to ignore it. On consumerreversemortgage.guide, 33 of the 35 carry that tag, so they were never going to count for anything.
| The site | What is on it | Links to how many of your 7 | Passes credit |
|---|---|---|---|
| takes.sbs | Titled "seo domain research". 438 words. Sells backlinks. | 7 | No |
| blogsphere.top | "Coming Soon". 15 words, then a list of unrelated domains. | 7 | No |
| dailymusings.top | The same template, a different name. | 7 | No |
| quero.party | Same pattern. | 6 | No |
| bye.fyi | Same pattern. | 6 | No |
| atomizelink.icu | A link shortener. | 6 | No |
| urls-shortener.eu | A link shortener. | 6 | No |
| screenshots.wiki | Titled "Keyword Rankingss". 29 words, then a list of unrelated domains. | 5 | No |
| backlinks-checker.com | A URL shortener. 34 words. | 4 | No |
Nine of the 24 that behave this way. Their front pages list other people's domains alongside yours: edouardleclerc.org, matchmaking-dating-sites.com, adservers.technology.
| The site | What is on it | Links to how many of your 7 | Passes credit |
|---|---|---|---|
| seniorsbluebook.com | Seniors Blue Book. 11,339 words, a phone number, a housing directory. | 1 | Yes |
| voyagedenver.com | A Denver interview magazine. 1,145 words. | 3 | Yes |
| local.gazette.com | The Colorado Springs Gazette. 8 separate links to you. | 1 | Yes |
| bbb.org | Better Business Bureau. Your business listing. | 2 | No |
| businessinnovatorsradio.com | A radio show you appeared on. | 1 | Yes |
| longtermcarelink.net | A long term care directory. | 1 | Yes |
| answersforelders.com | A podcast for older adults you guested on. | 1 | No |
| bautisfinancial.com | A financial adviser's site. | 1 | Yes |
Each links to one or two of your domains, never all seven. Each had a reason for the one it chose.
Every ref domain we checked, sorted by what it is.
Their front pages list dating and matchmaking sites next to your domains.
edouardleclerc.org, matchmaking-dating-sites.com, adservers.technology, zhazhainc.com. That is the company your name keeps in the automatic part of the profile. It will not get you penalized and it will not get you anywhere.
Removing them is not the job. The share of real links is what moves, and every real link you have came from an interview, a podcast, a radio spot or a directory a real organization keeps by hand. That is the only thing that moves it.
They were created because your domain exists, so they cost nothing to acquire and they return about as much. The honest read on risk: every domain that exists collects these, Google's usual handling is to ignore them, and there is nothing here worth paying anyone to clean up. There is also nothing here to build on.
An interview. A radio spot. A guest appearance on somebody's show. A directory a senior care organization maintains by hand. Not one of the good links on your main site came from publishing an article. They came from being somewhere, on the record, with your name on it.
The site ran between 89 and 159 visitors a month until March 2025. From June to August 2025 it was 3 a month. It sits at 30 today. July 2026 spiked to 150 for one month and fell back.
What was happening to the site over those months?
A redesign, a host move, a plugin change, a new developer, a batch of pages taken down. Anything you remember is useful, because we would rather find that cause before we point five new sites at it.
You could rank a page on its own. One website with good pages was the whole job.
Google and the AI answers ask who is behind the page first, then look for the same name in several places.
One subject per site, on purpose.
Google works out what a site is about from what it keeps publishing. A site that covers one subject can be read as the expert on it. A site that covers ten subjects reads as a general site that owns none of them.
Here is consumerreversemortgage.guide today, measured on 10 September 2026. The 56 is almost all automatic sites, and the 4 is calculated from those same sites. It ranks for nothing. Your 128 page guide sits on it inside a frame on somebody else's address, so there is nothing here for a search engine to read, and no sign of the name anywhere else.
Think about how you check a company yourself. You hear a name, you search it, and you find a website and nothing else. No reviews, no video, no company page, nothing posted this year. You wonder. Google and the AI answers run that same check, and they run it in milliseconds.
The parts you own outright and can fill in this week.
One account per domain, posting what that site publishes.
Places a cautious borrower or an adviser goes to verify you.
The podcast, wherever your audience already is.
A LinkedIn page with nothing on it since 2023 tells an engine what an empty website tells it. Claiming the account takes five minutes. Posting to it every week is the part that earns anything.
The reverse mortgage account posts about reverse mortgages. Put a Black Friday dog food deal on it and the engines lose track of what the account is for. Being known for one subject is the whole thing you are building. Every post either adds to that subject or confuses it.
A post nobody finishes, shares or replies to tells the platform it was not worth showing, and the next one reaches fewer people. Plenty of people meet a company on social first and in an AI answer second, so the two feed each other.
A YouTube channel with 200 answered questions on it. A Business Profile with 80 reviews. A podcast with 60 episodes. You keep them, you maintain them, they compound. Ads stop the day you stop paying for them.
The podcast is the core of all of this.
One recording, once a week, produces every piece one of these sites needs:
That last line is the whole point. Every good link on your main site came from an interview, a radio spot or somebody's show. The podcast turns that from something that happens now and then into something that happens every week, by design.
A real face and a named guest is the one thing AI cannot produce.
Anyone can generate an article this afternoon, and most people now do. Nobody can generate you on camera answering a hard question with a named guest sitting across from you, who can be looked up and who will say the same thing if asked. That is what an AI answer needs when it has to name a source, and it is the one thing on this list a machine cannot make.
They find you on social. They still go and check the website.
Someone watches three of your videos, decides you are worth a call, and goes looking for the site to be sure. If there is nothing there, the three videos stop counting. The website and the platforms only work as a set, which is why one domain with a social account beats six domains without.
Six sites that all talk about reverse mortgages in general are six weak sites. Six sites that each own one narrow subject are six specialists, all pointing at the seventh.
The keyword under each card is one sample, not the whole plan. Each site covers its topic through many pages that all sit under that subject. The sample is there so you can see what the topic looks like as a search, and what it is worth. Difficulty runs 0 to 100 and says how hard the first page of Google is to reach.
This one stays your business. Every other site sends its readers here when they are ready to talk to a broker. It is the only one that has to convert.
Two halves of one job: helping somebody decide. Your 128 page guide is the first half, already written. Myths, misconceptions, traditional against reverse, the advantages, every way the loan can be used. The reviews are the second half: which companies are any good, which you cannot publish on your own broker site because you are one of them.
Everything a homeowner over 60 needs to work out about borrowing. What they still qualify for, FHA and equity options, borrowing while on Social Security, money for home repairs, and reverse mortgages as one of the answers on it. Plus the stories: seniors who got the loan, and what it changed.
The calculator you already built is the page people land on first. Over 60 and want to see what you still qualify for? Run the numbers. Then the page that explains what the number means.
One page per question, one video on each. Every episode of your new podcast lands here with its transcript. Right now this domain forwards its visitors to YouTube and keeps nothing.
Real retiree stories from people you named. A page for each. Buy the book at the end of every one. Amazon still gets the sale and you keep the reader.
Financial advisers, realtors, estate planners. The people who send you clients. Low volume on purpose. One adviser can send you clients for years. It currently holds a second book, "Reverse Mortgage Info", written for borrowers. That one belongs on the guide.
First responders, teachers, nurses, veterans. A completely different customer to a 68 year old releasing equity. This one is a separate business.
Every satellite site links up to the main site where it helps the reader. The main site links back down, sparingly. And that is all.
Six sites all linking to each other looks like one person trying to fool a search engine, because that is usually what it is. Search engines look for that pattern.
Five specialists that each point their readers to the same expert looks like a publisher. Same six domains. Completely different reading.
None of this is designed yet. The grey bars are where the writing goes.
The Consumer Guide to Choosing a Reverse Mortgage Company
What to ask, what the fees really are, and how the nine biggest lenders compare. Updated September 2026.
Who runs this site: Kevin Guttman, CRMP, NMLS #384936. I am a broker. I review my own company here too, and I say so.

Two minutes, straight answer. Then the three situations where it happens.
Chapter 4: Margaret Kept Her House and Her Dignity
From A Reverse Mortgage Changed My Life. One widow, one decision, and what it actually cost her.
Every page above also becomes a post, a reel and a short.
The comparison table is a carousel. The two minute video is a short. Margaret's story is a post. One piece of work, four places it shows up, all pointing at the same name.
Not one of the six is empty. Two hold books of yours inside a frame on fliphtml5.com, so a search engine reads nothing on your address. Three forward somewhere else: your Wix page, your YouTube channel, your Amazon author store. The sixth, heromortgageloan.com, is a real 4,735 word site with a phone number on it that nobody finds.
Google cannot rank a page with no words on it, and a domain that forwards passes its links to wherever it points. The only fix is putting real pages on them, week after week. There is no setting that does it.
Each of these sites can collect the enquiry itself.
Once one of these is a real site, it can take the enquiry itself. Someone compares nine lenders on consumerreversemortgage.guide, fills in the form on that page, and you have their name and number before they have ever seen your main site. That is the part that gets missed. The site collects them.
If you only ever build one, build consumerreversemortgage.guide. The highest paying click of the seven at $108.93, and a name that tells a reader what the page is before they click it. It is also the one subject you cannot put on your own broker site, which is the clearest reason any of these deserve to exist separately.
Before we point anything at your main site we need to know why it fell. This is a look at your Search Console and it takes an afternoon.
Take the book out of the frame and publish its chapters as real pages on the domain. The writing exists, so this is the fastest content on the whole plan. Keep the flipbook as the download behind the form. Then the lender comparison on top of it.
One account per domain, posting the same content the site publishes. This is what makes the name show up in more than one place.
The episodes are being made anyway. This gives each one its own page, with the transcript on it.
seniorflexloan.com covers borrowing after 60. The calculator you already built on Wix becomes the entry point, rebuilt on the domain you own, so the 27 sites linking there start counting for you.
In that order. The referral site is the slowest to pay off and the longest to build trust on.
Every number in this document was measured on 9 and 10 September 2026, from the live sites and from search data.
